Interpretation and Terms

These terms and conditions (“Terms”) govern your participation in the “Submit A Property, and the £30” reward scheme (the “Reward Scheme”) offered by YouSpotHomes.com (the “Website”).
By taking part in the Reward Scheme, you agree to be bound by these Terms, along with our Privacy Policy and Website Terms of Use, which are incorporated into and form part of these Terms. Please ensure you read all documents carefully before participating.
By submitting a ‘Submit a Property’ form through our Website, you confirm that you have read, understood, and accepted these Terms. If you do not agree to the Terms, you must not participate in the Reward Scheme.
In these Terms, references to “you” or “your” refer to the individual participating in the Reward Scheme. References to “we”, “us”, or “our” refer to Capital Venture Group Ltd (trading as YouSpotHomes).

Taking Part in the Reward Scheme

If you’ve spotted a vacant or rundown residential property, you can get involved in our Reward Scheme by submitting its details through the “Submit a Property” page on our Website.
To qualify, you must provide accurate and complete information, including your contact details and the full address of the property. We cannot accept submissions that are missing key details or are incomplete.
There is no cap on how many different properties you can report—submit as many as you find. However, each property can only be reported once, so repeat entries for the same location will not be accepted.
Please note that we are not responsible for any issues that prevent your submission from going through—this includes technical faults like internet outages, server errors, or software glitches.
By submitting a property, you give us permission to share its details with our partners and other third parties involved in the Reward Scheme.

Who Can Take Part

The Reward Scheme is open only to individuals aged 18 or over who reside in the UK. By submitting a property, you confirm that you meet these requirements and are entitled to receive any reward offered.
We may ask you to verify your eligibility at any time, and you must be able to provide supporting evidence if requested.
Submissions will not be accepted if they:

  • Are generated by bots, scripts, or AI tools;

  • Appear altered, incomplete, tampered with, or are difficult to read;

  • Lack the required information.

We reserve the right to update, pause, or cancel the Reward Scheme at any time without prior notice. If the scheme is suspended or closed, any reports submitted afterward will not be valid.
In the event of suspected misuse or a breach of these Terms, we may disqualify your submission and prevent further participation.

What Makes a Property Eligible

To qualify for the Reward Scheme, a property must meet the following conditions on the date you report it:

  • The property must be a residential property located in England and must not be used for commercial purposes. Properties above shops or derelict retail units are not eligible.

  • The property must be privately owned and not part of a retirement or assisted living complex.

  • It must be in noticeably poor condition due to long-term neglect or disuse.

  • The property should be worth more than £100,000 and not have a thatched roof.

  • It must be situated in a densely populated urban or suburban area—rural properties do not qualify.

  • The property must have been vacant for over 12 months, unless it has recently entered probate.

  • It must not be listed as Grade I or Grade II.

  • The property must not have undergone recent refurbishment or be under current development.

  • We will not accept properties that have been advertised for sale or rent in the past two years.

  • It must not have been purchased within the last five years.

  • It must not be part of a high-rise council or ex-council block.

  • The property must not already appear in our internal records or property database.

  • There must have been no planning applications submitted for the property in the last three years.

Properties that fail to meet any of the above—or which raise concerns for any reason not listed—may be rejected at our discretion.

Gift Voucher Rewards

If the property you report meets all eligibility requirements and your submission complies with the scheme’s rules, you may be added to a list of approved participants (“Qualifying Participants”) who could be selected to receive a £30 gift voucher.
Vouchers may be issued for Marks & Spencer, Amazon.co.uk, or another retailer we choose from time to time. However, being named a Qualifying Participant does not guarantee you will receive a voucher—final selection is at our discretion.
If you are selected, we’ll contact you via email within 30 days after the end of the calendar month in which your submission was made. In exceptional circumstances, this may take up to an additional 60 days.
Vouchers will be sent either by email or post, depending on the details you’ve provided. Please note:

  • Vouchers cannot be exchanged for cash or refunded.

  • Each voucher is subject to the terms and conditions of the issuing retailer.

  • We are not responsible for any products or services purchased using the voucher.

Vouchers must not be duplicated, sold, transferred, or used for any illegal purposes. Any misuse of a voucher may disqualify you from receiving future rewards.

Cash Reward Terms

As a participant in the Reward Scheme, you may qualify for a cash bonus of 1% of the final purchase price of a property you’ve reported—up to a maximum of £8,000 (the “Cash Reward”).

How to Qualify:
You may qualify for the Cash Reward if all of the following conditions are met:

  • The property you report is ultimately purchased by us as a direct result of your submission;

  • You hold no financial interest in the sale or acquisition of the property;

  • The property satisfies all eligibility requirements;

  • You are fully compliant with all terms and conditions of the Reward Scheme.

We are under no obligation to purchase any property, even if it meets the criteria, and we are not required to give reasons for our decision.

Claiming Your Reward

If you qualify for a Cash Reward, we will confirm this by email within 30 days of the property’s completion. To receive payment:

  • You must complete and return a bank details form within 30 days of our notification.

  • Payment will be processed within 30 days of receiving your completed form.

Failure to return the form on time may result in your claim being void.

Conditions and Limitations

We reserve the right to disqualify you from receiving the Cash Reward under the following circumstances:

  • You (or someone connected to you) submit a competing offer for the same property;

  • You have shared the property details with a competitor, either before or after reporting it to us (excluding local authorities);

  • We determine, for any other reason, that you are not eligible.

To receive the 1% reward, participants must also agree to feature in a publicity or social media piece. You may choose to remain anonymous or have your identity concealed.

Additional Terms

  • We are not responsible for any delays or issues related to claiming the reward, including problems caused by incorrect contact details or missing information.

  • The Cash Reward is non-transferable, and no alternative compensation will be offered.

  • You must not disclose the property’s purchase price, the reward amount, or any confidential business details without our prior approval.

  • We are not liable for any losses or damages connected to your participation in the scheme or the receipt of any reward. This does not affect your statutory rights.

Data Sharing & Privacy

Your personal information may be shared with our partners when necessary for processing rewards. Please refer to our Privacy Policy on the Website for full details.

Legal Framework

These terms are governed by English law, and any disputes will fall under the exclusive jurisdiction of the courts of England and Wales.
We are not responsible for delays or failures due to events outside of our control (force majeure).

By participating, you confirm that you have not relied on any representations outside of these Terms.
